Effective February 1, 2026, Bancroft Clover has updated its rules regarding Accessory Dwelling Units (ADUs). To encourage multi-generational living and enhance housing affordability, the District’s Board approved revisions to the Rules and Regulations aimed at reducing the upfront costs associated with building ADUs within the District.

Under the new policy, where existing water and sewer services which have sufficient capacity, an ADU may be connected to the primary residence’s on-property water and sewer lines. If the existing service is adequate to accommodate the added ADU demand, no tap fee will be required. However, if a new, dedicated service line is necessary, the applicable tap connection fee will apply.

Please note that changes to Bancroft Clover’s ADU rules do not affect Metro Water Recovery or Denver Water’s connection charges. Those charges remain due for any new ADU construction.

Additionally, all ADU construction must comply with applicable zoning requirements and receive approval from the City of Lakewood or Jefferson County.
